After years of proudly serving clients with Vista Real Estate, I’m excited to share that I’ve joined Kuper Sotheby’s International Realty. This move isn’t just a change in name—it’s an investment in my clients’ future.

As a retired Army veteran and Military Relocation Professional, my mission has always been to take care of my people—whether that’s helping a soldier’s family find a home near base, guiding a first responder through a fast relocation, or assisting a civilian buyer on their very first purchase.

Real Estate for Veterans, by Veterans: Why it matters.

For many veterans, buying or selling a home is more than just a transaction—it’s a mission. After years of service, structure, and brotherhood, transitioning into civilian life comes with its fair share of challenges. One of the biggest? Navigating the real estate market without someone you trust in your corner.

Veterans know the value of trust. We’ve lived it, leaned on it, and sometimes bled for it. That’s why when it comes to something as personal and high-stakes as real estate, you need someone who gets it—someone who understands your background, respects your needs, and isn’t just chasing a commission.

You Need an Agent Who Has Your Six

There are good agents out there, but not all of them put you first. Veterans need an honest, no-nonsense real estate professional who listens, advises, and advocates with integrity. That means:

Over time, I’ve realized that doing the job right means doing it with full commitment to the people I serve. That means not compromising the service I offer, cutting into my commission if necessary to make sure my clients get the best deal. So, in keeping with those values, I’ll soon be introducing a change behind the scenes, this will be a calculated move from my current brokerage to another location, all with the interests of providing the best for my clients without compromising my beliefs. These changes are designed to strengthen the support I offer all clients and ensure every client experience is grounded in advocacy—not agenda.

There’s more to come, but here’s what I can promise right now: I’ll continue to operate with the same mission-first mindset, the same dedication to the veteran community, and the same refusal to compromise on what’s right.

Renting vs. Buying: Pros and Cons for the Service Member


Exploring the choice:

One of the critical decisions that active duty military personnel often face is whether to rent or buy a home. With the transient nature of military life, coupled with the desire for stability and investment opportunities, weighing the pros and cons of each option becomes as essential as overwhelming. In this blog post, we'll delve into the some of the considerations the service member and their families should take into account when deciding between renting and buying a home at their current or next duty station.

Pros of Renting for Military Personnel:

1. Flexibility: Renting provides flexibility, allowing military families to easily relocate with minimal financial and logistical burdens. Given the nature of military assignments, the ability to move without the hassle of selling a property can take a load of stress off during your PCS season.

2. Maintenance Responsibilities:
Renting typically means that the landlord is responsible for maintenance and repairs, relieving the service member and their family of the financial burden and time commitment associated with upkeep. This can be particularly beneficial for military personnel with demanding schedules or frequent deployments. Less work to do outside of work is a big incentive for most service members.

3. Lower Upfront Costs:
Renting often requires less upfront costs compared to buying a home. While purchasing a home may involve a down payment if you decide to use something outside of your VA loan, closing costs, and other expenses, renting typically requires a security deposit and possibly first and last month's rent.


Cons of Renting for Military Personnel:

1. Lack of Equity Building: Renting does not offer the same opportunity to build equity in a property versus owning a property. Instead of investing in an asset that may appreciate over time, renters essentially pay for temporary housing without accruing ownership benefits. You are paying somebody else's mortgage and getting nothing out of it when you leave.

2. Limited Control and Stability: Renting means living in a property subject to the landlord's rules and decisions. This lack of control can lead to uncertainty regarding lease renewals, rent increases, and potential changes in living arrangements that may not align with the preferences or needs of military families.

3. Potential for Rent Increases: While renting can initially seem more affordable than buying, renters are susceptible to rent increases imposed by landlords, especially in competitive rental markets. These increases can impact budgeting and financial stability over time. If you go to renew a lease and you are expected to pay an increased monthly rent, you are backed into paying it or immediately figuring out where you have to move within a short window of time.

Pros of Buying for Military Personnel:

1. Long-Term Investment: Buying a home allows military personnel to build equity over time, potentially leading to financial gains when selling the property. This can serve as a long-term investment strategy and provide a sense of stability and security for military families. Bell county home prices appreciate 2-3% every year, over the span of a typical 3 year assignment that can be a quite profitable and almost passive investment. If you can swing a stabilization because you like where you are, you're talking even more potential for profit.

2. Personalization and Control: Home ownership offers the opportunity to personalize living spaces, make renovations, and establish roots in a community. Military families can have greater control over their living environment and enjoy the pride of home ownership, making a home for the duration of your assignment

3. Utilization of VA Home Loan Benefits: The Department of Veterans Affairs (VA) offers eligible service members access to VA home loans, which often feature competitive interest rates, no down payment or private mortgage insurance (PMI) requirements, and flexible qualification criteria. These benefits can make home ownership more accessible for military personnel. Getting into a house without a down payment will save you thousands up front.

Cons of Buying for Military Personnel:

1. Potential for Financial Risk: Buying a home involves financial commitments such as mortgage payments, property taxes, insurance, and maintenance costs. Military personnel facing frequent relocations or uncertain deployment schedules may encounter challenges in selling or renting out a property, potentially leading to financial strain. I want to hit on buying your house at what it's actually worth and not what the seller thinks it's worth, overpaying can lead to a huge issue down the road on a short term investment.

2. Market Volatility and Appreciation: The real estate market is subject to fluctuations, and home values may not always appreciate as anticipated. Military families purchasing a home in a volatile market or during a period of economic uncertainty may face challenges in realizing returns on their investment. I want to add that purchasing next to a base can completely counteract this, the service members will always need a house and the base housing is usually on a back log, and rent increases well above BAH.

3. Limited Time for Research and Decision-Making:
Military assignments often come with tight timelines for relocation, leaving little time for thorough research and decision-making when purchasing a home. Rushed decisions may lead to regrets or unforeseen complications down the line. You have to find an agent who is going to work with you and give you a no bullshit answer to the hard questions.

Visiting the Temple National Guard

 



You visited a bunch of National Guard, so what?

First things first, a big thank you to the command team that allows us to go and visit their Soldiers and gives us the opportunity to engage within their unique community. The Command team out there is rock solid from what the joes tell me, and it is apparent upfront just by watching how their ranks interact with the troops that they are focused on their Soldiers, their well-being and training them the right way the first time. It is a breath of fresh air coming off Active Duty and seeing Soldiers enjoying being in the uniform and just going about their taskings without seeing dread and misery all over their faces.

The "So what?".

The men and women who serve at the Temple armory are built different, I saw something I haven't seen for a few years that was lacking on AD side, serious talent and knowledge. I found myself talking to countless Soldiers and Leaders from all levels and they all had different reasons for serving, a lot of them were GWOT Veterans that had CIB's, CAB's and had multiple deployments under their belts. I felt like half of the Soldiers were making a 3+ hour drive to come to Drill, but they all chose to be at the Temple Armory. Weird right? Well, get this, they all had a positive mindset and everyone who talked to us seem to know exactly what they wanted for their careers and had their personal goals established.

Real Estate and the Troops.

The more we talked to the troops I discovered a surprising truth: many service members are unaware of the full extent of their VA Home Loan benefits. Whether due to misinformation, lack of awareness, or simply not knowing where to begin, countless Soldiers are missing out on an opportunity that could transform their lives for the better. The majority of these Soldiers are Texans or have come to Texas and set down roots in order to provide a better life for their families.

I got into real estate to help Soldiers and their families with their PCS, ETS, Retirement and make an impact on our community where it matters most, the home front with their families. Providing resources and information can be as sharp as the tip of a spear, because taking care of the Soldier and their family is the flip side of the wars we trained to fight.

 We train for the chaos of war, we are bred to fight and serve at the call of our country, but we never really got the training that helps us set ourselves up for being in the world after our part of the war is over. A large part of that is a home, the place you take off your boots and hang your uniform, the place you decompress and get ready for whatever comes next.

Leon the Great.

I have a client in the Austin area that is an Army vet who told me something that has stuck with me, and it really applies to all aspects of being a veteran. He said, "What do you know?", I was confused, and I had no idea what he was talking about. He proceeded to tell me "The only way we learn as veterans and Soldiers is to ask those around us what they know, we share the information about these programs and benefits that aren't advertised or talked about outside of our community". Leon was right, it starts with education, empowerment and a commitment to helping our brothers and sisters out through spreading the word about what resources we have and the different programs available. 

Wrapping it all up.

I had a great time handing out drinks to the Temple National Guard, and I really enjoyed all of the conversations I had with the awesome Soldiers they have over there. A lot of really good men and women serve there, and they have a real sense of comradery amongst their ranks. I really enjoyed being the guy at the booth handing out resources and information to the Soldiers, it feels good to be able to help educate Soldiers and provide them resources to do their own research. Success to me is being able to give any Soldier all the information they need to start asking the right questions, identify verified resources and motivate them into doing their own research so they can make an informed decision on their largest financial transaction.

Understanding the Current Residential Real Estate Market Trends in Texas: A Step-by-Step Guide

 Introduction

If I am ever listing your property, or I am representing you as a buyer and you're a few months out from actually being able to buy then you will get a monthly market trend report from me. This is my in-depth report on the current market trends for residential real estate in CENTEX. In this guide I will walk you through the essential steps to read a monthly market report, providing valuable insights for both buyers and sellers, but really focusing on helping you to understand where I get the report and what goes into it before it comes to you. I also want to note that I am not a licensed professional in statistics, analytics or economics. If I don't say it, I will wish that I had further down the road.

Scope and Objectives

My monthly report aims to analyze key metrics over the past 30 days in order to prepare for the upcoming month. These metrics home prices, inventory levels, and sales trends, that collectively will offer a comprehensive overview of the residential real estate unique to your area of listing or interest in Texas.

Data Collection

For accurate and reliable information, I source the data from local real estate databases, government reports, and industry publications within Texas, ensuring that you get the latest insights into the market. Often times I will utilize NAR Realtors Property Resource®, MLS, National Association of REALTORS® (NAR) ,Texas Association or REALTORS® (TAR), Local Market Reports (LMR), and other verifiable public collection services. All of these work hand in hand, you can almost watch one feed the other over the course of the last 30 days. All of this information gets compiled together, analyzed, and categorized for specific areas of impact.

Market Overview

Let's start with a general overview of the residential real estate market in Texas. Explore the total number of properties, population growth, and economic factors that play a crucial role in shaping the real estate landscape. What does that mean though? This means that you look at how many properties were available, how many sold, how many are available at the end of the month and the average Days on Market (DOM). Next I look at the population, has it seen an increase and if so where is the largest increase and what is causing the increase. 
   
I have a listing currently in central Temple and it has recently picked up a lot of traffic, so has the neighborhood because of the new college year that just started. A lot of college students are looking to rent in my sellers area, so investors are looking to purchase rental properties. Some of my interactions were students that are looking to buy just to cut out renting entirely. That is great news for my seller, but that doesn't mean that all of Temple is experiencing the exact same increase in interest and traffic with these specific buyer needs/wants.

Economic factors can come from a range of things like median sales price of a single family residential home, to upcoming or new commercial zoning, city projects or an increase or decrease in the cost of living (COL). The factors are numerous, but I will dial it into specific categories that the industry relies on for the majority of forecasting.

Key Metrics to Analyze

Understanding how to interpret key metrics is essential. Keeping an eye on average and median home prices, inventory levels, days on market, and sales volume for a comprehensive understanding of the market.The numbers don't lie, if you pull accurate information you will have enough information to render an educated opinion.

Data Visualization

To make the information more digestible, I prefer to utilize charts, graphs, and tables. Visual representations help you identify trends and patterns effortlessly. Look for line charts depicting price trends and bar graphs indicating inventory levels. Now I will put the data into systems or use AI to generate nice materials based off of factual information. I do this to avoid human error, but mainly to get it to a level of simplicity that anybody can understand what is going on with the graphics.

Analysis of Trends

Now, let's delve into the data and analyze the trends. We'll provide insights into any notable changes, anomalies, or patterns observed in the market and discuss the factors influencing these trends. Every Friday I will pull a trend report and compare it to the week priors, noting anything that has changed and paying close attention to any drastic changes. Last week the average DOM of all homes that sold could have been 62, and this week they could have been 24 indicating newer properties moving faster, the median price could stay the same but the volume of homes could have decreased meaning that the supply is starting to thin out while there are still buyers that are buying indicating a Sellers market.
 

Regional Variations

Texas is diverse, and so are its real estate markets. Explore any regional variations within the state, as real estate trends can significantly differ between cities or regions. If you are a seller, I will focus on your neighborhood and city. Every city, neighborhood and county is different and you can never assume that 2 market areas will produce the same or even close to the same statistics and results.

Future Predictions

What does the future hold for the Texas real estate market? I will develop personal predictions and forecasts based on current trends, discussing potential factors amongst myself and other Agents that could impact the market in the coming months. Some of these impacts could be a holiday season, for example from Thanksgiving until the New Year has a had a long lasting and statistically large drop in activity and sales in the real estate market for CENTEX. PCS season coming up plays into this as well, when we get the bulk of Soldiers coming into the area, the market will see the impact and change again.

Conclusion

This was a brief overview of how I generate market reports and use them to predict the upcoming month(s) for my personal real estate goals. By no means am I an expert in analyzing the material, but I have done good so far in predicting upcoming months in the market. You should always look at the data, and if you don't understand something then verify with more than one source. My prediction is just that, a prediction. Sometimes we don't see certain things coming, but looking at the statistics can help you adapt your marketing strategy or area of interests. I will always give you my best opinion, but it always has the potential for error or mistakes.

Free information is great, take it all with a grain of salt. The only way to be the most accurate is to stay informed and seek professional advice from multiple sources when navigating the ever-evolving real estate market.

Common VA Myths


 You've heard them!

    We have all heard the myths about the VA, and they always vary wildly. Sometimes you'll hear one and it makes you want to rethink using your entitlement, I know that when I was looking at using mine the first time it made me hit the pause button a few times. After working in the industry, using the VA loan twice, and quite a few classes over it, I can finally put to rest some of the biggest myths that often make others hit the pause button on their home buying journey.

1. Zero Down = Weak Buyer 

    If you don't put any money down when you buy a house, it's because your credit isn't good, you haven't budgeted for it or that you're not ready to be buying a home. Aside from the fact that you've earned this unique benefit, lets take a look at some of the facts. The median FICO score is 736, the median household income for VA home-buyers is $105,227, and the national average cost of a VA loan on a home is $389,383. Zero down makes you a smart buyer that will still have a savings account after you've closed on your new home.

2. VA loans are harder to get through underwriting

Why would you want to use a loan that you are expecting to be a challenge to get approved? This myth puts you in the mindset that you will have a harder time using a VA loan over a different loan, and for the majority of the Military the VA loan is our only option. A VA Loan does not make it any more challenging to get through underwriting than another loan. Here is a quote from VA 26-7 "Underwriters are encouraged to consider every possible appropriate factor in seeking a proper basis for approving loan applications for every qualified Veteran".

3. VA loans take longer to close

I want to use my benefit, but it is going to take longer than other loan types. This is 100% false. The average VA loan closes within 3 days of a Conventional loan. This next one ties in with 2 above, but sometimes you can find lenders that have automatic underwriting authority on VA loans. 

4. You can only have one VA loan at a time.

A lot of Veterans think that you can only have one VA loan at a time, and that you have to satisfy your current loan before you get another one. This ties into eligibility, entitlements and qualifications. There is no max loan for any Veteran/Active Duty, or surviving spouse with full entitlement.

6. VA loan appraisals are extremely strict.

I want to get a new home but they are extremely strict and picky, will I be able to find the home I really like without having to worry if it will appraise? So this one is a two part explanation, but it benefits the buyer greatly. The VA loan has more opportunities to influence the value than any other loan. You can always do a Reconsideration of Value (ROV), and 87% of the time this shows an average increase of $7,000 dollars per $100,000 of value. The second part of this is that yes, the VA does have a unique set of guidelines and standards that must be met or satisfied to approve a loan. This means that if you were looking at a house and the VA said "Absolutely not", it was definitely in your best interest that the house didn't pass their standards. 

Now we come to what it all means!

    You're always going to hear myths about VA loans, and that is never going to stop. A lot of things are constantly changing, there are quite a few moving pieces in any loan type. You should take everything you hear with a grain of salt, and do your own research from licensed REALTORS, Lenders, and even people who have used the VA loan in the past. The more theories that you hear, the more you need to be asking questions to the ones who can give you educated and informed answers. PCS SEASON IS HERE


    PCS season is in full swing, and that means that you are more than likely getting ready to move. This also means the stress of packing up the whole family and moving them across a county is staring you in the face. I have always hated the feeling of PCS season, because when we moved it wasn't a quick skip on the pond, it was always a whole MF ocean. My last PCS was from Fort Wainwright to Fort Hood, and I decided to drive that bad boy. 3 Human beings, 2 cars and 1 dog all shoved into a 2015 Toyota Tundra for 3,783 miles.
